Land use studies have been completed for Municipalities, First Nation communities as well as Harbour Authorities. Planning studies have been completed for private developers to facilitate commercial and residential developments.Planning projects have included; traffic studies for highway access, road alignments and land acquisition to service school sites, recreational/park upgrades, and industrial park developments.

 


Project: Harbour Authority


This assignment undertaken in 2008 consist of facilitating a community based development of a master plan for the three harbours under the control of the Harbour Authority of Cheticamp.  Deliverables included summarization of user and public focus group inputs; best practices gleaned from other maritime harbour
authorities; and clarifying the underlying mission,  goals, and objectives of the Harbour Authority.

A gap analysis led to a review of opportunities for expanding services,  specifically ice plant, freezer, and cooler capacity. Preparation of the Business Plan including  cost estimates,

market potential, implementing strategy,  operating budget and potential funding options and partners.
The Master Plan, in addition to having an implementation schedule, included measurement milestone dates, indicators, benchmarks, and outcomes.


Project: St. Martha’s Hospital


Parking Lot Expansion, St. Martha’s Regional Hospital

C.J. MacLellan & Associates Inc. provided the engineering services for the construction of a new  60 space paved parking lot at St. Martha’s Regional Hospital.

Work included the legal survey to obtain the additional land required for the parking lot. Design and preparation of drawings and specifications. Tendering, Contract Administration and inspection services.

The project construction costs were $120,000. with design and contract administration fees of $20,000.


Project: South River Industrial Park


Lower South River Industrial Park
Antigonish County – Nova Scotia

Over the past 25 years C.J. MacLellan has been providing engineering services to business owners for the development of sites within the Lower South River Industrial park.

This has included site grading, earthworks, site services, parking lot designs and access and complete building design packages.

Originally CJMac completed the overall site planning for the 25 lot industrial park subdivision including detailed design and implementation of the road network, extensive

earthworks and municipal services including sanitary and potable water services.

CJMac has recently completed a 175 metre road extension within the subdivision to make available three new lots for the Municipal run subdivision.  The main entrance is paved with side roads currently in gravel finished conditions. Typical lots incorporate side and rear yard vegetative buffers with access from the road system. Buildings are of industrial use including a steel works facility, a boat building complex and a concrete plant.  The subdivision is approximately 80% built out.


Project: Green Hill Estates


Killiam Properties – Green Hill Estates
Antigonish County – Nova Scotia

In 2006  C.J. MacLellan & Associates undertook a comprehensive grading exercise to develop an expansion area to an existing mini home park in Antigonish County.

This project, for Killiam Properties considered extensive earth moving in order to achieve desirable road grades in addition to suitable lot sections for proposed mini homes.

CJMac staff undertook a detailed  topographic survey which led to the development of a detailed assessment of cut and fill balance in order to minimize earth moving costs.

Once grading tolerances were achieved detailed design of a road system with drainage to a two celled stormwater management facility ensued and the identification of full municipal services including asphalt road and curb system.
